The application process is typically completed within 72 hours.

There are several options for submitting your rent payment such as through the Rent Café portal, personal check (mailed, in person or placed in the drop box at the clubhouse entrance) set up an automatic payment through your bank.

Yes, fees are based on payment method.

Yes, renters insurance is required.

The resident is responsible for all utilities.

The water/trash account is set up in our office. Gas (Consumers Energy) and Electric (DTE) can be set up directly either by phone or on their website. Cable/Internet can also be set up directly with the provider.

Comcast/X-finity is the preferred provider.

Yes, we have a resident referral program and the current referral bonus is $300.

2 guests are permitted per adult resident at the pool, and all guests must be accompanied by a resident.

Our company policy does not allow for subleasing.

We have several lease clauses which address the need to terminate the lease prior to expiration. Contact the leasing office for more details.

Yes, we have plenty of parking throughout the property and each apartment home includes a reserved carport at no charge.

We do not have weight restrictions, however, we do have dog breed restrictions. Please contact the leasing office for more details.

Yes, we have a new dog park ready for our furry friends to enjoy.

Every apartment home comes with all appliances including a full-size washer, dryer, and built-in microwave.

Yes, we will hold packages at the office if needed.

Fitness Center is open 24/7.

The fitness center is equipped with treadmills, exercise bikes, ellipticals, dumbbells and training stations.

We do not have building quiet hours, we just ask that our residents are respectful and courteous to their neighbors.

No, there is not public transportation in close proximity to the property.

Our property has a prime central location which is conveniently located to many shops, restaurants, theatres, grocery stores, banks as well as parks and biking/walking trails.

In addition to the River Oaks Apartments dog park, there are additional parks located in Lake Orion and Troy.

The Clinton River Trail is located approximately 2.1 miles from our property.

There are plenty of shopping options such as the Village of Rochester Hills with unique shops and dining options, Downtown Rochester with quant shops and variety of dining options. Many choices for essential items as well such as Whole Foods, Trader Joes, Meijer and Walmart.

Tim Horton's is 1.7 miles, Starbucks is located 2.3 miles, Panera Bread 2.1 miles from property.


Every apartment home is inspected prior to moving in for any repairs and replacements. Rest assured, we pay close attention to detail.

Yes, we have a full maintenance staff to assist you with your maintenance requests.

You can contact the office or submit a service request through our Resident Portal or with the Rent Café App.

They are handled on a first come first serve basis unless it is an emergency. Rest assured, our goal is to provide extraordinary service within 24 hours.

If you provide our technicians permission to enter then you do not need to be home for work to take place; however, if you would prefer to be home you may schedule an appointment. We offer appointments during the week from 9:00am-12:00pm and 1:00pm-4:00pm.

Lockouts which occur during normal business hours will be resolved with a simple phone call to our management office. After normal business hours, contact our 24-hour emergency maintenance service.

Alterations are permitted with prior written management approval.
