River Oaks Apartments of Rochester Hills is professionally managed by Malkin Properties, recognized as a Top 50 Management Company.

River Oaks offers a more spacious, private setting than many standard apartment communities. Set across 72 acres, the community includes gate-controlled access, private entrances for all residences, carports, resort-style amenities, and a mix of apartment homes and townhomes with finished basements.

The leasing office is open Monday through Friday from 9 AM to 6 PM, Saturday from 10 AM to 5 PM, and Sunday from 12 PM to 5 PM.

There is no fee to tour River Oaks Apartments of Rochester Hills. Appointments are encouraged, and walk-ins are also welcome.

The application process is typically completed within 72 hours.

To apply, visit the Floor Plans or Check Availability page, choose your preferred home, and begin the leasing process online. A completed rental application and a non-refundable $70 application fee are required for each adult applicant.

Applications are reviewed consistently for every apartment and townhome. In general, gross monthly income must be at least three times the monthly rent. The leasing team also reviews employment history, rental history, credit history, and criminal background screening as part of the application process.

 

Applicants must provide at least one year of rental history. Current and previous landlords may be contacted to verify tenancy, payment history, and other lease-related matters. The landlord reference must be favorable, and a relative’s verification is not accepted.

Credit history is reviewed based on payment history, outstanding balances, and other information in the credit report. An application with a bankruptcy filed within the past two years will be declined. Older bankruptcies may still require a higher security deposit if the application is approved.

Yes. A guarantor may be accepted if the original applicant does not meet the income requirement. The guarantor must complete the same screening process, have excellent credit, and qualify after their own housing costs are taken into account. A guarantor will not be approved if the original applicant has severe credit issues.

Yes. A credit history evaluation will be made taking into account payment history, total outstanding balances, and other information supplied on the credit report. If an applicant does not have a social security number or has no credit experience, one and one-half months (1.5) security deposit will be required If the application is accepted. An application that has declared bankruptcy in the past two years will be rejected. Bankruptcies that occurred longer than two years ago may require a higher security deposit if approved.

 

Yes. River Oaks Apartments of Rochester Hills is currently offering 12-month lease terms, and corporate leases are available.

Yes. River Oaks Apartments of Rochester Hills offers a virtual walkthrough page where prospective residents can view 1-, 2-, and 3-bedroom homes, including 2-story townhomes, before visiting in person.

Yes. Cats are welcome, and dogs are welcome in select buildings. A $300 one-time pet fee and $50 monthly pet rent apply per pet. Please contact the leasing office for current breed restrictions and full pet policy details.

Every home is inspected before move-in to address any needed repairs or replacements. Up-front costs may include prorated rent, a $15 utility fee, a $100 administrative fee, and applicable pet fees or prorated pet rent.

 

Residents can pay rent through the Rent Café or BILT portals, by personal check, through the drop box at the clubhouse entrance, or by setting up automatic payments through their bank.

Residents are responsible for all utilities. Water and trash are set up through the leasing office. Gas service is set up directly with Consumers Energy, electric service with DTE, and cable or internet directly with the provider. Xfinity is the preferred internet and cable provider.

Packages can be held at the leasing office if needed. The current resident referral bonus is $300. Pool guests are limited to two guests per adult resident and must be accompanied by a resident. Alterations are allowed with prior written management approval, and subleasing is not permitted.

Amenities

River Oaks Apartments of Rochester Hills offers spacious 1-bedroom apartment homes, 2-bedroom apartment homes, and 2- and 3-bedroom townhomes. Current floor plans shown on the site include a 1-bedroom at 920 square feet, a 2-bedroom apartment at 1,250 square feet, a 2-bedroom townhome at 2,000 square feet, and a 3-bedroom townhome at 2,320 square feet.

The best fit depends on how much space and separation you want. A one- or two-bedroom apartment can be a strong fit if you want single-level living, while a two- or three-bedroom townhome gives you more room to spread out, along with multi-level living, a finished basement, and more separation between living and sleeping space.

Yes. All residences include a private entrance.

Yes. All homes include a full-size washer and dryer.

Yes. Newly renovated interiors feature designer kitchens and baths, quartz countertops, stainless steel appliances, and elegant ceramic tile bathrooms.

 

Residents have access to a resort-style swimming pool, spa, saunas, lighted tennis courts, a sand volleyball court, a playground, a pet park, a community garden, and a 24-hour fitness center with Peloton and Precor+ equipment. The community also includes free Wi-Fi in the clubhouse, 24-hour gate-controlled access, carports, and 24-hour emergency maintenance.

Yes. Each home includes a reserved carport, and additional parking is available throughout the community.

Maintenance

Yes. River Oaks Apartments of Rochester Hills offers 24-hour emergency maintenance.

You can submit a maintenance request by contacting the leasing office or using the Resident Portal or Rent Café app. Requests are handled on a first-come, first-served basis unless the issue is an emergency, and the team’s goal is to provide service within 24 hours.

 

You do not need to be home for maintenance if you give the team permission to enter. If you prefer to be present, you can schedule an appointment during weekday service hours. If you are locked out during business hours, the office can assist you. After hours, contact 24-hour emergency maintenance.
